DENYING A SITE PLAN AND CONDITIONAL USE PERMIT FOR EAGLE BROOK CHURCH
FOR PROPERTY AT THE NORTHWEST QUADRANT OF HACKAMORE ROAD AND CR 101

WHEREAS, the Eagle Brook Church has requested
for the construction of a 70,000 square foot worship
follows:

WHEREAS, the Planning Commission has reviewed the site plan and conditional use permit at a
duly called Public Hearing and recommends denial;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does deny the request for a site plan and
conditional use permit, based on the finding that the Conditional Use Permit Standards in Section
1070.020 of the Zoning Ordinance have not been met. Specifically:
1. The building is too large and does not fit the neighborhood.
2. The conditional use will be injurious to the use and enjoyment of other property in the
immediafie vicinity for the permitted uses Of the RSF-2 district, because of the change in
the residential character of the neighborhood due to the size of this facility and the
impact on adjacent streets from the peak traffic flows from the use.
3. Adequate public facilities and services are nofi available to accommodate the proposed
use, specifically additional street improvements are required to support the use. There is
not adequate street infrastructure on County Road 101 to support the project and
prevent detrimental impact to the existing use of the surrounding properties.
