HomeMy WebLinkAboutResolution 2019-49 Approving Corcoran Self Storage PUD Development Plan AmendmentCity of Corcoran County of Hennepin State of Minnesota Motion By: Schultz Seconded By: Keefe June 27, 2019 APPROVING A PUD DEVELOPMENT PLAN AMENDMENT FOR "CORCORAN SELF - STORAGE" FOR E & R INVESTMENTS, LLC ON THE 5.39-ACRE SITE AT 7340 FIR LANE N (PID 25-119-23-41- AAA 3)(CITY FILE 19-010) WHEREAS, E&R Investments LLC ("the applicanfi") has requested approval of a PUD (planned unit development) plan amendment for "Corcoran Self Storage" on property legally described as: Lot 1, Block 2, Bass Lake Crossing South WHEREAS, the final development plan and final plat were approved on January 25, 2018; WHEREAS, the final development plan included approval of a phasing plan; WHEREAS, the applicant is now requesting approval of an amended phasing plan for the self storage portion of the site; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, thafi it should and hereby does approve the request for a PUD development plan amendment based on the following findings and conditions, 1. An amended PUD development plan is approved fio alter the phasing for fihe construction of the self -storage facility and associated site improvements for Bass Lake Crossing South, in accordance with the plans and application received by the City on May 15, 2019 and revision received on May 21 St and June 51", except as amended by this resolution. 2. All conditions of the preliminary approvals in Resolutions 2017-72 and 2017-73 remain in place and must be met, except as modified by this resolution. 3. All conditions of the final approvals in Resolutions Resolution 2017-17 and Resolution 2018-17 remain in place and must be met, except as amended by this resolution. 4. FURTHER, that the following conditions be met prior to issuance of building permits: a. The applicant shall comply with all requirements of the City Engineer's memo, dated June 17, 2019. b. The applicant shall comply with all requirements of the Public Safety memo, dated June 5, 2019. c. The applicant shall provide additional information to ensure compliance with all Federal, state, and local regulations regarding the provision of toilet facilities. If a bathroom facility is proposed to be constructed in the temporary office structure, water and sewer utilities must be shown on the utility plan. d. The applicant shall provide revised elevafiion details for the temporary office space to the City for review and approval. e. The applicant shall provide plans for the temporary cul de sac, designed to meet all City Engineering standards, to the City for review and approval. f. The plans shall be revised to clearly identify which landscaping will be installed in phase 1. g. The development contract signed for Bass Lake Crossing South included financial guarantees for the entire site (including the self -storage portion of the site) and shall remain in place until the work is completed as outlined in the document.
