APPROVING PRELIMINARY PLAT FOR "FEHN MEADOWS 2nd ADDITION" FOR RAINS
PROPERTIES, LLC ON THE 62.7-ACRE SITE AT (PID 03-119-23-13-0002) (CITY FILE 18-
017)
WHEREAS, Rains Properties, LLC ("the applicant") has requested approval of a preliminary plat
for 14 single family homes on a 62.7-acre parcel legally described as:
Outlot A, Fehn Meadows, according to the recorded plat thereof, Hennepin County,
Minnesota.
WHEREAS, the Planning Commission has reviewed the plan at a duly called Public Hearing and
recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a preliminary
plat, subject to the following conditions:
1. An Open Space and Preservation (OS&P) plat is approved to allow the creation of 14 lots
for single family homes, in accordance with the application materials and plans received by
the City on April 17, 2018 and revisions received May 2, 2018, June 11, 2018 and June 14,
2018, except as amended by this resolution.
2. The existing 7 development rights are increased to 14 as part of the OS&P plat. The
development will use all 14 of the development rights.
3. Approval is contingent upon City Council approval of the rezoning to PUD and preliminary
PUD development plan.
4. The applicant shall comply with all conditions in the City Engineer's memo dated May 30,
2018.
5. The approval is subject to the review and approval by the Elm Creek Watershed
Management Commission. The applicant shall comply with any conditions of approval from
the watershed.
6. The applicant shall address the comments in the Hennepin County memo dated May 23,
2018.
7. Development standards shall be as approved as part of the PUD.
8. The development shall be subject to all conditions of the preliminary PUD development plan
approval.
9. Approval shall expire within one year of the date of approval unless the applicant has filed a
complete application for approval of a final plat.
