APPROVING FINAL PLAT FOR "HALES CORNER 2ND ADDITION" FOR PROPERTY AT
6450 AND 6470 PIONEER TRAIL (PID 32- 119 -23 -32 -0013 AND 32- 119 -23 -32 -0012)
(CITY FILE 17 -025)
WHEREAS, Kenny Doboszenski ( "the applicant ") has requested approval of a final plat for "Hales
Corner 2nd Addition" for 2 lots on property legally described as:
Lots 1 and 2, Block 1, Hales Corner, according to the recorded plat thereof, Hennepin
County, Minnesota
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that the Corcoran City Council approves the request for a final plat;
and;
FURTHER, that the approval is granted based on the following findings and conditions:
1. A preliminary plat for two lots is approved, in accordance with the plans received by the
City on August 14, 2017, except as amended by this resolution.
2. Approval is contingent upon City Council approval of the variance and vacation requested.
3. The applicant shall comply with all conditions preliminary plat, variance and vacation
approval.
4. Park dedication shall not be required as no new lots are created.
1. The following conditions be met prior to release of remaining escrow:
a. The applicant must file the final plat at Hennepin County within 2 years of the date
of approval or the approval shall expire.
b. The applicant must record the approving resolutions and associated documents at
Hennepin County and provide proof of recording to the City.
c. The applicant shall provide the approved preliminary and final plan drawings to the
City in an electronic (AutoCAD) format.
d. Lot corner monuments shall be installed as required by the Subdivision Ordinance.
