HomeMy WebLinkAboutResolution 2017-47 Approving Gmach Farm Preliminary PlanCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2017-47 Motion By: Dejewski Seconded By: LaFave August 24, 2017 A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR PROPERTY LOCATED AT 22525 COUNTY ROAD 117 (PID 05-119-23-13-0002) (CITY FILE NO. 17-017) WHEREAS, George B. Gmach has requested approval of a preliminary plat to allow for the subdivision of the 37.43- acre property legally described as: That part of the East Half of the West Half of the Northeast Quarter of Section 5, in Township 119, of Range 23, Hennepin County, Minnesota, EXCEPT the North 40.00 feet thereof, AND ALSO EXCEPT that part of the Southeast Quarter of the Southwest Quarter of the Northeast Quarter of Section 5, Township 119 North, Range 23, West of the 5th Principal Meridian, described as follows: Commencing at the Southwest corner of the Southeast Quarter of the Southwest Quarter of the Northeast Quarter of Section 5, Township 119, Range 23; proceeding North along the West boundary of the Southeast Quarter of the Southwest Quarter of the Northeast Quarter of Section 5, Township 119, Range 23 for 544.5 feet; thence East 90 degrees for 200 feet; thence South 90 degrees for 544.5 feet; thence West 90 degrees to the point of origin. WHEREAS, the Planning Commission reviewed the submitted preliminary plat at a duly called Public Hearing and recommends approval, and; NOW THEREFORE BE IT RESOLVED that the Corcoran City Council approves the request for a preliminary plat subject to the following findings and conditions: 1. A preliminary plat is approved, in accordance with the plans received by the City on July 57 2017, and revisions received on July 25, 2017 and July 27, 2017, except as amended by this resolution. 2. There is one development right remaining on Lot 1, Block 1 and zero building rights remaining on Lot 2, Lot 3 and Outlot A. 3. Approval of the preliminary plat is contingent upon approval of the variance from the minimum lot width requirement for Lot 2 and Lot 3. 4. Outlot A does not meet minimum size standards. The final plat shall include the property at 22600 Oakdale Drive combined with Outlot A. 5. One new overstory tree shall be planted on Lot 2 and Lot 3. 6. A driveway permit is required from the City for the new driveway on Lot 2 and Lot 3. City of Corcoran August 24, 2017 County of Hennepin State of Minnesota RESOLUTION NO. 2017 -47 7. Prior to issuance of building permits or release of any remaining escrow: a. Record the approving resolutions, mylar and all related documents at Hennepin County and provide proof of recording to the City. b. Lot corner monuments shall be installed as required by the Subdivision Ordinance. c. The applicant shall provide proof of septic approval from Hennepin County. d. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic (AutoCAD) format. 8.
