A RESOLUTION TO APPROVE A FINAL PLAT FOR PROPERTY LOCATED AT 22525
COUNTY ROAD 17 (PID 05- 119 -23 -13 -0002) (CITY FILE NO. 17 -017)
WHEREAS, George B. Gmach has requested approval of a final plat to allow for the subdivision
of the property legally described as:
That part of the East Half of the West Half of the Northeast Quarter of Section 5, in
Township 119, of Range 23, Hennepin County, Minnesota,
EXCEPT the North 40.00 feet thereof,
WHEREAS, Planning Commission held a public hearing and recommended approval of the
preliminary plat;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that the Corcoran City Council approves the request for a final plat;
and;
FURTHER, that the approval is granted based on the following findings and conditions:
1. A final plat is approved to allow the creation of 4 single family lots in accordance with the
plans received by the City on August 17, 2017, except as amended by this resolution.
2. There is one development right remaining on Lot 1, Block 1 and zero building rights
remaining on Lot 2, Lot 3 and Lot 4.
3. Approval of the final plat is contingent upon approval of the variance from the minimum lot
width requirement for Lot 2 and Lot 3.
4. One new overstory tree shall be planted on Lot 2 and Lot 3.
5. A driveway permit is required from the City for the new driveway on Lot 2 and Lot 3.
6. The following conditions be met prior to issuance of building permits:
a. The applicant must file the final plat at Hennepin County within 2 years of the
date of approval or the approval shall expire.
b. The applicant shall provide proof of septic approval from Hennepin County for
Lots 2 and 3.
c. All drainage and utility easements shall be staked, surveyed and properly
recorded prior to beginning any work on site.

d. The applicant must record the mylar, approving resolutions and associated
documents at Hennepin County and provide proof of recording to the City.
e. The applicant shall provide the approved preliminary and final plan drawings to the
City in an electronic (AutoCAD) format.
7. The following conditions be met prior to release of remaining escrow:
a. Lot corner monuments shall be installed as required by the Subdivision Ordinance.
b. The applicant shall provide the approved preliminary and final plat drawings to the
City in an electronic (AutoCAD) format.
