APPROVING FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE LENNAR
CORPORATION ON THE 5.97-ACRE SCHWALBE PROPERTY AT 6635 COUNTY ROAD
101 (PID 36-119-23-14-0001) (CITY FILE 17-002)
WHEREAS, The Lennar Corporation ("the applicant") has requested approval of a preliminary
plat for 20 single family homes and one outlot on a 5.97-acre parcel legally described as:
That part of the Southeast Quarter of the Northeast Quarter of Section 36, Township 119,
Range 23, West of the 5th Principal Meridian, described as follows: Commencing at the
Southeast comer of said quarter, thence North along the East line of said quarter quarter
distance 621.2 feet to the actual point of beginning; thence continuing North along said
East line 360 feet; thence West at right angles 759 feet; thence South parallel with said
East line 360 feet; thence East to the point of beginning, except road, Hennepin County,
Minnesota.
WHEREAS, the Planning Commission has reviewed the plan at a public meeting and
recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final PUD
development plan, subject to the following conditions:
1. A final PUD plan is approved to allow the creation of 20 single family lots and one outlot in
accordance with the application materials and plans received by the City on January 10,
2017 and the narrative received January 30, 2017, except as amended by this resolution.
2. Approval is contingent upon City Council approval of the final plat and development
contract.
3. The application shall comply with all conditions in the City Engineer's memo dated February
21, 2017.
4. Development is subject to the preliminary approvals in Resolutions 2016-89 and 2016-90.
5. The development shall be subject to all conditions of the "Ravinia" preliminary PUD
development plan approval and all amendments.
