HomeMy WebLinkAboutResolution 2016-79 Lennar Comp Plan ResolutionCity of Corcoran County of Hennepin State of Minnesota • • li'11111111 Motion By: Keefe Seconded By: Thomas September 22, 2016 APPROVING A COMPREHENSIVE PLAN AMENDMENT FOR PROPERTY LOCATED AT 6635 COUNTY ROAD 101 (PID 36-119-23-14-0001) (CITY FILE 16-022) WHEREAS, the Lennar Corporation has requested a land use guide plan amendment to change the approximately 6-acre parcel from Existing Residential to Low Density Residential, legally described as follows: That part of the Southeast Quarter of the Northeast Quarter of Section 36, Township 119, Range 23, West of the 5th Principal Meridian, described as follows: Commencing at the Southeast comer of said quarter quarter,- thence North along the East line of said quarter quarter distant 621.2 feet to the actual point of beginning,- thence continuing North along said East line 360 feet,- thence West at right angles 759 feet,- thence South parallel with said East line 360 feet,- thence East to the point of beginning, except road, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed the requested amendments at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for a Comprehensive Plan Amendment for the above referenced parcel, based on the following findings: 1. The property is located within the urban service area where municipal sewer and water are available. 2. The change in land use would allow development at densities that provide more lifecycle housing opportunities. 3. Development of the site as Low Density Residential now would facilitate other planned infrastructure improvements, including stormwater improvements, sanitary sewer extension, municipal water extension and transportation improvements that will have regional benefits. 4. Surrounding land uses are compatible with the proposed change in classification. The property is located adjacent to the Ravinia development, which is guided Low Density Residential. 5. The reclassification would allow the property to be incorporated into the Ravinia development and would be developed compatibly with surrounding development and in a manner responsive to market needs. 6. The property is in Phase I of the Sanitary Sewer Service Phasing Plan. Page 1 of 2 City of Corcoran September 22, 2016 County of Hennepin State of Minnesota RESOLUTION NO. 2016 -79 7. With the planned infrastructure improvements developed with this project, there is adequate public infrastructure planned to serve the site.
