APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR "RAVINIA 2 "o
ADDITION' FOR PROPERTY AT GLEASON ROAD AND COUNTY ROAD 101 (OUTLOT D,
RAVINIA) (CITY FILE 15 -003)
WHEREAS, U.S. Home Corporation (dba Lennar) ( "the applicant') has requested approval of a
final plat for 36 single family detached home lots and 2 outlots for Phase II of a multi -phase
development totaling 426 homes on a 266.57 acre parcel legally described as:
Outlot D, RAVINIA
The Registered portion being described as that part of the South Half of the Northeast
Quarter of Section 36, Township 119, Range 23, Hennepin County, Minnesota.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that the Corcoran City Council approves the request for a final plat,
subject to the following findings and conditions:
FURTHER, that the development contract for said plat shall be completed by city staff and the
Mayor and that the City Administrator be authorized to execute the development contract on
behalf of the City; and
FURTHER, that the following conditions be met prior to release of the final plat for recording
with the County:
A final plat is approved to create for 36 lots and 2 outlots on 61.76 acres for Ravinia 2nd
Addition, in accordance with the plans and application received by the City on January
30, 2015 and March 4, 2015 except as amended by this resolution.
2. Approval is contingent upon City Council approval of the final PUD development plan.
3. The development contract must be executed by the developer and the City and must be
filed with the final plat.
4. Development is subject to the preliminary approvals and amendments in Resolutions
2013 -60, 2013 -61 and 2015 -02.
The developer shall comply with all conditions of final PUD development plan approval
(Resolution 2015 -19).
6. The extension of sanitary sewer and municipal water is required to serve this site.
Approval of this final plat is contingent upon extension of these services to the site.
7. The developer must submit a final plat for each future phase of development. No final
approvals are granted at this time for Phases 3 -9.

8. Park dedication is based on the development of the entire Ravinia site and shall be land
dedication at the time of final plat for the phases that include public park dedication.
9. The applicant shall comply with all requirements of the City Engineer's memo dated
March 16, 2015.
10. The following conditions be met prior to issuance of building permits:
a. The applicant must file the final plat for phase II at Hennepin County within 2
years of the date of approval or the approval shall expire.
b. All drainage and utility easements shall be staked, surveyed and properly
recorded prior to beginning any work on site.
c. The applicant must record the approving resolutions and associated documents
at Hennepin County and provide proof of recording to the City.
d. The applicant shall provide the approved preliminary and final plan drawings to
the City in an electronic (AutoCAD) format.
FURTHER, that the following conditions be met prior to release of remaining escrow:
Lot corner monuments shall be installed as required by the Subdivision Ordinance. A
financial guarantee shall be required to ensure installation per city requirements.
