HomeMy WebLinkAboutResolution 2014-52 - Approving Preliminary Plat 22610 Co Rd 50City of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2014 -52 Motion By: Thomas Seconded By: Asleson September 25, 2014 A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR PROPERTY LOCATED AT 22610 COUNTY ROAD 50 (PID 20- 119 -23-43 -0003) (CITY FILE NO. 14 -021) WHEREAS, the Michael L. Patnode has requested approval of a preliminary plat to allow for the subdivision of the 78.33 acre property legally described as: The West Half of the Southeast Quarter of Section 20, Township 119, Range 23 except that part commencing at the southwest comer of said SW '/< of the SE % thence east along the south line of said SW % of the SE '% a distance of 215.00 feet to the actual point of beginning; thence continuing east along said south line, a distance of 200.00 feet; thence north deflecting 92 degrees 30 minutes left, a distance of 211.97 feet: thence west deflecting 87 degrees 30 minutes left, a distance of 200.00 feet, thence south deflecting 92 degrees 30 minutes left, a distance of 217.97 feet to the point of beginning. Containing 1.0 acre and subject to the right of way of Hennepin County Highway Number 50 over the south side thereof of Section 20, Township 119, Range 23, Hennepin County, Minnesota. WHEREAS, the Planning Commission reviewed the submitted preliminary plat at a duly called Public Hearing and recommends approval, and; NOW THEREFORE BE IT RESOLVED that the Corcoran City Council approves the request for a preliminary plat subject to the following findings and conditions: A preliminary plat is approved, in accordance with the plans received by the City on July 16, 2014, and revisions received on September 16, 2014, except as amended by this resolution. 2. There are 8 development rights remaining on Outlot A and zero building rights remaining on Lot 1, Block 1. 3. A 50 -foot Y2 right -of -way for County Road 50 is required for Lot 1. The 50 -foot Y2 right - of -way requested by Hennepin County for Outlot A will not be required at this time, but right -of -way dedication will be required when further subdivision of Outlot A is proposed. 4. Prior to release of escrow: a. Record the approving resolutions, mylar and all related documents at Hennepin County and provide proof of recording to the City. b. The applicant must plant the wetland buffers in accordance with Section 1050.10, Subd. 5 of the Zoning Ordinance prior to release of escrow. c. All permanent wetland buffer monument signs must be erected along the wetland buffer line as required by Section 1050.010, Subd. 7 of the Zoning Ordinance prior to Page 1 of 2 City of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2014 -52 the release of escrow. Staff finds that the central monuments. i. Wetland signs shall be purchased from the City. ii. Wetland buffer signs must be installed at each wetland buffer and where needed to indicate the maximum spacing of 200 feet of wetland edge September 17, 2014. The final locations must be inspected and approved by City staff. d. Lot corner monuments shall be installed as required by the Subdivision Ordinance. e. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic (AutoCAD) format. 5.
