HomeMy WebLinkAboutResolution 2014-54 - Approving Topographic Survey and Wetland Delineation ExemptionCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2014 -54 Motion By: Asleson Seconded By: Thomas September 25, 2014 A RESOLUTION TO APPROVE A TOPOGRAPHIC SURVEY AND WETLAND DELINEATION EXEMPTION FOR PROPERTY LOCATED AT 20720 LARKIN ROAD (PID 26- 119- 23- 23- 0001) (CITY FILE NO. 14 -024) WHEREAS, the applicant has requested a waiver from the topography and wetland delineation requirements for a preliminary plat as allowed in Section 930.020, Subd. 6(B)2 and 3 of the Corcoran Subdivision Ordinance for property legally described as follows: The Southwest 1/4 of the Northwest 1/4 of Section 26, Township 119, Range 23 and commencing at the Northeast corner of the South 1/2 of the Northeast 1/4 of Section 27, Township 119, Range 23 thence South to Southeast corner thereof thence W 40 rods thence Northerly to the beginning, Hennepin County, Minnesota WHEREAS, the Corcoran City Council reviewed this item at their meeting on September 25, 2014; and NOW THEREFORE BE IT RESOLVED that the Corcoran City Council approves the topographic survey exemption and the wetland delineation waiver based on the following findings and conditions: The 49.35 -acre property is unplatted and has 5 development rights remaining. The property has two single - family homes and associated accessory buildings on the site. At this time there is no new construction proposed. 2. A topographic survey exemption for the entire site parcel and a wetland delineation waiver for the proposed 48.35 -acre lot is granted subject to the following: a. A wetland delineation shall be required with the preliminary plat for the proposed one -acre lot. If there are wetlands on site, the applicant will need to provide wetland buffers, buffer setbacks and buffer monuments if required by Section 1050.010 of the City Code. b. A wetland delineation shall be required for proposed 48.35 -acre site if and when it is subdivided. c. A topographic survey shall be provided prior to any new construction for the area immediately surrounding any proposed construction. 3. The use is consistent with the City's Comprehensive Land Use Plan. 4. No other exemptions or variances are granted. 5. Granting the topography and wetland delineation exemption neither grants nor implies approval of any plat or variance.
