APPROVING VACATION OF GLEASON ROAD WITHIN THE PROPOSED "RAVINIA"
SUBDIVISION (CITY FILE 14 -003)
WHEREAS, U.S. Home Corporation (dba Lennar) ( "the applicant') has requested approval of a
final plat for 38 single family home lots and 5 out lots for phase I of a multi -phase development
totaling 426 homes on 266.57- acres:
WHEREAS, the subdivision will provide new public street right -of -way for an extension of a new
public minor collector roadway that will ultimately connect County Road 101 to County Road
116;
WHEREAS, the new street alignment will be shifted within the project to avoid or minimize
wetland impacts;
WHEREAS, the applicant has requested vacation of the existing public right -of -way legally
described as follows:
Gleason Road as dedicated on the plat of FARRELL ADDITION, according to the
recorded plat thereof, Hennepin County, Minnesota.
WHEREAS, the actual road is not located in deeded right -of -way, but the right -of -way exists by
prescriptive use, the applicant has also requested vacation of the section legally described as
follows:
That part of Gleason Road over, under and across the Southeast Quarter of the
Northeast Quarter of Section 36, Township 119, Range 23, Hennepin County,
Minnesota, as shown on Hennepin County Maps and by prescriptive use.
WHEREAS, the Corcoran City Council considered this item at a duly called Public Hearing;
WHEREAS, the City finds that the existing right -of -way is no longer required as new right -of -way
is dedicated with the plat; and
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the following vacation,
subject to the following conditions:
Gleason Road as dedicated on the plat of FARRELL ADDITION, according to the
recorded plat thereof, Hennepin County, Minnesota; and
That part of Gleason Road over, under and across the Southeast Quarter of the
Northeast Quarter of Section 36, Township 119, Range 23, Hennepin County,
Minnesota, as shown on Hennepin County Maps and by prescriptive use.

2. Approval of the vacation is contingent upon approval of the final plat for phase I of
"Ravinia ".
3. The applicant must continue to provide access to existing properties during construction
and must prepare a temporary access and maintenance agreement for the Haeger
property and Tabor property. The agreements must be submitted for review and
approval by the City Attorney and recorded at Hennepin County.
4. The applicant must record the resolution approving the vacation at Hennepin County and
provide the City of Corcoran with proof of recording.
5. The applicant must prepare a private driveway agreement for construction and
maintenance of the new Haeger driveway. The agreement must be submitted to the City
Attorney for review and approval and recorded at Hennepin County.
