CITY OF CORCORAN
RESOLUTION 2005 -80
APPROVING A LOT DIVISION FOR PROPERTY LOCATED AT 21525 AND
21535 NYSTROM LANE.
WHEREAS, Joseph and Dorothy Anderson and Greg and Suzanne Dvorsak
have requested approval of a lot line adjustment to correct a survey error for the
property legally described as follows:
Lot 5, Block 1, Nystrom Meadows
And
Lot 6, Block 1, Nystrom Meadows
WHEREAS, the proposed legal descriptions are attached as Appendix A; and
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does
approve the lot line adjustment, subject to the following findings and conditions:
1. The lot line adjustment is approved in accordance with the plans received
on November 9, 2005, except as amended by this resolution.
2. The applicant shall provide 5 -foot wide drainage and utility easements on
each side of the new lot line for a total easement of 10 feet. The applicant
shall submit a copy of the drainage and utility easement documents for
review and approval by the City Attorney prior to filing the easement
documents with the lot line adjustment at Hennepin County.
3. The applicant may submit a request to the City for vacation of the
drainage and utility easement on the existing lot line in accordance with
the requirements of Section 975 of the City Code.
4. Park dedication is not required for this lot line adjustment.
5. The applicant must file the lot line adjustment and approving resolution at
Hennepin County.
ADOPTED by the City Council this 22nd day of November 2005.

Proposed Legal Descriptions
Parcel A
Lot 5, Block 1, Nystrom Meadows, and that part of Lot 6, said Block 1, lying
easterly of a line drawn from a point on the northerly line of said Lot 6, distant
55.81 feet westerly of the northeast corner of said Lot 6, to a point on the
southerly line of said Lot 6, distant 34.51 feet westerly of the southeasterly corner
of said Lot 6.
Parcel B
Lot 6, said Block 1, lying easterly of a line drawn from a point on the northerly line
of said Lot 6, distant 55.81 feet easterly of the northeast comer of said Lot 6, to a
point on the southerly line of said Lot 6, distant 34.51 feet westerly of the
southeasterly corner of said Lot 6.
