HomeMy WebLinkAboutResolution 2005-34 - Approving A Lot Consolidation_Lot Division For Property Located At 22620 And 22700 Highway 55City of Corcoran County of Hennepin State of Minnesota RESOLUTION 2005 -34 Motion By: Thomas Seconded By: Grabowski APPROVING A LOT CONSOLIDATION /LOT DIVISION FOR PROPER T'r LOCATED AT 22600, 22620 AND 22700 HIGHWAY 55 (PIN 32- 119 -23-43 -0002, 32- 119 -23 -34 -0014, 32- 119 -23 -43 -0001). WHEREAS, United Land LLC has requested approval of a lot consolidation /lot division for the property legally described as follows: That part of the Southwest Quarter of the Southeast Quarter of Section 32, Township 119, Range 23, Hennepin County, Minnesota, lying West of the East 847.08 feet thereof. EXCEPT part taken for State Highway No. 55. Also that part of the Southeast Quarter of the Southwest Quarter of said Section 32 described as follows: Commencing at a point on the west line of said Southeast Quarter of the Southwest Quarter a distance of 455.00 feet South of the northwest corner thereof; thence East parallel with the north line of said Southeast Quarter of the Southwest Quarter a distance of 240.00 feet; thence on a tangential curve to the left having a radius of 111.96 feet (delta angle of 30 degrees 00 minutes) a distance of 58.62 feet; thence on a tangential curve to the right having a radius of 111.96 feet (delta angle of 30 degrees 00 minutes) a distance of 58.62 feet; thence East tangent to said curve a distance of 173.04 feet; thence on a tangential curve to the left having a radius of 111.96 feet (delta angle of 30 degrees 00 minutes) a distance of 58.62 feet; thence on a tangential curve to the right having a radius of 111.96 feet (delta angle of 30 degrees 00 minutes) a distance of 58.62 feet; thence East tangent to said curve a distance of 265.00 feet to the actual point of beginning of the tract of land to be herein described; thence North parallel with said west line a distance of 30.00 feet; thence East parallel with said north line of 253.04 feet, more or less, to a line drawn parallel with and distant 1155.00 feet East of said west line; thence North parallel with said west line 365.00 feet to said north line; thence East along said north line a distance of 172.55 feet, more or less, to the northeast corner of said Southeast Quarter of the Southwest Quarter; thence South along the east line thereof to the southeast corner of said Southeast Quarter of the Southwest Quarter; thence West along the south line thereof to a line drawn parallel with said west line from the actual point of beginning; thence North parallel with said west line to the actual point of beginning. EXCEPT that part thereof lying within a radius of 60.00 feet of the actual point of beginning. Also EXCEPT that part taken for State Highway No. 55. Resolution 2005 -34 Page 2 And The East 847.08 feet of the Southwest Quarter of the Southeast Quarter of Section 32, Township 119, Range 23, EXCEPT the east 200.00 feet of the South 535.00 feet thereof, also EXCEPT that part taken for State Highway No. 55 WHEREAS, the proposed legal descriptions are attached as Appendix A: NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the lot consolidation /lot division requested by United Land LLC, subject to the following conditions: 1. The lot consolidation /lot division is approved in accordance with the application received on February 10, 2005 and the plan revisions received on March 21, 2005, except as amended by this resolution. 2. No development shall be allowed on the parcels until municipal sanitary sewer and municipal water are provided (Section 925 of the Subdivision Ordinance). 3. Development shall be in compliance with the Business Park standards and the Southwest District Design Guidelines. 4. Park dedication shall be due for the parcels at the time building permits are requested. Park dedication shall be subject to the dedication requirements in place at the time of payment. 5. The applicant shall identify the location of the proposed structure and its setbacks on the plans prior to issuance of building permit. 6. The applicant shall identify how the sewer and water will be provided to buildings on site prior to issuance of building permits. 7. No development shall be allowed prior to approval of the wetland delineation by the Watershed District. 8. The applicant shall revise the plans to provide drainage and utility easements over the wetlands and provide 10 -foot drainage and utility easements on the property lines. These easements must be submitted4AA - J�o,r City review and approval prior to release of the lot division /lot consolidation for filing at Hennepin County. 9. The applicant must file the lot division /lot consolidation and approving resolution at Hennepin County. Resolution 2005 -34 Page 3 ADOPTED by the City Council this 28'h day of April 2005.
