HomeMy WebLinkAboutResolution 2005-16 - Approving Lot Division - 19301 Stieg RD - Down Road LLCCITY OF CORCORAN RESOLUTION 2005 -16 Motion By: Thomas Seconded By: Grabowski APPROVING A LOT DIVISION FOR DOWN ROAD LLC, PROPERTY LOCATED AT 19301 STIEG ROAD. WHEREAS, Down Road, LLC has requested approval of a lot division for the property legally described as follows: The South Two - Thirds of the Southeast Quarter, Except Road, Section 1, Township 919, Range 23, Hennepin County, Minnesota. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the lot division requested by Down Road, LLC subject to the following conditions: 1. The lot split is approved in accordance with the plans and application received on January 13, 2005 and the revisions received on February 8, 2005, except as amended by this resolution. 2. The applicant shall identify the location of the proposed structure and its setbacks on the plans prior to issuance of building permit. 3. The applicant shall provide the required soil borings prior to issuance of building permit and the location of the septic sites shall comply with all setback requirements. 4. The applicant shall dimension the primary and secondary septic sites and their setbacks on the plans prior to issuance of building permit. 5. The applicant shall show that the well site for the proposed Parcel B meets all requirements prior to issuance of building permit. 6. The applicant shall revise the plan to show the approved wetland delineation boundaries prior to release of the lot division for filing at Hennepin County. 7. The applicant shall revise the plan to show the floodplain boundary prior to release of the lot division for filing at Hennepin County. Resolution 2005 - Page 2 8. The Building Inspector must approve the soil percolation tests and septic system designs prior to issuance of building permits /CO (this depends on the particular application. A primary and secondary septic site must be staked and fenced prior to beginning any construction on site. 9. The septic sites must be individually fenced with steel posts and snow fencing, which must be left in place until issuance of a Certificate of Occupancy. 10. The existing septic system must be in compliance with Rule 7080 and City standards and must be inspected by the building inspector. 11. The applicant must file the lot division and approving resolution at Hennepin County. 12. Park dedication for the one new lot is due prior to release of the lot division for filing at Hennepin County. Park dedication shall be subject to the park dedication fees in place at the time of filing the lot division. 13. Future subdivision of this property will require platting. When this property is platted, the City will require land dedication and trails in compliance with the Parks and Trails Plan. ADOPTED by the City Council this 24th day of March 2005.
