RESOLUTION NO. 2005-15

APPROVING A LOT DIVISION FOR PROPERTY LOCATED AT 10165
BECHTOLD ROAD (PIN 08- 119- 23 -11- 0004).
WHEREAS, William Bryant has requested approval of a lot division for the
property legally described as follows:
That part of the north half of the northeast quarter of Section 8, Township
119, Range 23, Hennepin County, Minnesota, that lies east of the west 580
feet thereof, which has now been platted as SUNDANCE ACRES except the
east 660 feet of the north 330 feet thereof.
vvHEREAS, the proposed legal descriptions are attached as Appendix A:
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does
approve the lot division requested by William Bryant subject to the following
conditions:
1. The lot split is approved in accordance with the plans and application
received on January 5, 2005 and the revisions received on January 18,
2005, except as amended by this resolution.
2. The applicant shall revise the plans to provide a 60 -foot easement for a
future public street extension.
3. The applicant shall submit a copy of the easement documents for review
and approval by the City Attorney prior to filing the easement document
with the lot division at Hennepin County.
4. The applicant shall identify the location of the proposed structure and its
setbacks on the plans prior to issuance of building permit.
5. The applicant shall dimension the primary and secondary septic sites for
Parcel A and their setbacks on the plans prior to issuance of building
permits on the parcel.
6. No development is proposed on Parcel B at this time. The applicant shall
dimension the primary and secondary septic sites, provide soil borings,
perc tests and septic setbacks on the plans prior to issuance of building
permits on Parcel B.

7. The applicant shall show that the well site for the parcel to ensure that it
meets all requirements prior to issuance of building permit.
8. Approval of the lot division is subject to approval by the Watershed
District. The applicant shall revise the plan to show the approved wetland
delineation boundaries prior to release of the lot division for filing at
Hennepin County.
9. The applicant should identify drain tile locations and identify them on the
survey.
10. The applicant must file the lot division and approving resolution at
Hennepin County.
11. Park dedication for Parcel A shall be a 20 -foot wide trail easement fron
Garden Lane, up the west property line and the west '/2 of the north
property line. The applicant shall revise the plans to show this easement
area.
12. The applicant shall submit trail easement documents for review and
approval by the City Attorney prior to filing the easement document with
the lot division at Hennepin County.
13. Park dedication for Parcel B shall be due prior to issuance of building
permits on that parcel. Park dedication shall be subject to the lot
dedication requirements in place at the time of building permit application.
14. Parcel A has one building right.
15. Parcel B has one building right.

APPENDIX A
Proposed Legal Descriptions
Parcel A
The east 327.70 feet of the west 907.7 feet of the north half of the northeast
quarter of Section 8, Township 119, Range 23, Hennepin County, Minnesota.
Subject to a 66 -foot ingress and egress easement.
The centerline of said easement is an arc having a radius of 300 feet. The center
of said arc is a point on the south line of said north half of the northeast quarter
distant 300 feet east from the intersection with said south line and the centerline
of Garden Lane according to the record plat of GREEN THUMB ADDITION.
Parcel B
That part of the north half of the northeast quarter of Section 8, Township 119,
Range 23, Hennepin County, Minnesota, that lies east of the west 907.7 feet
thereof, except the east 660 feet of the north 330 feet thereof.
Together with a 66 -foot ingress and egress easement over, under and across the
west 907.7 feet thereof.
Subject to a 66 -foot ingress and egress agreement. The centerline of said
easement is an arc having a radius of 300 feet. The center of said arc is a point
on the south line of said north half of the northeast quarter distant 300 feet east
from the intersection with said south line and the centerline of Garden Lane
according to the record plat of GREEN THUMB ADDITION.
