A RESOLUTION TO APPROVE A LAND DIVISION/CONSOLIDATION
AT 23190 COUNTY ROAD 10,AS PER THE APPLICATION SUBMITTED
BY CON BLAKE, INCLUDING PARCELS ID#07-119-23-41-0001,
07-119-23-44-0010,AND 07-119-23-44-0011
WHEREAS, the applicant, Con Blake, has requested a lot division and consolidation to
consolidate three existing parcels into two parcels; and
WHEREAS, the application indicates that the overall site consists of 54.59 acres, and the
requests identifies that the two parcels to be created will consist of 38.68 and 15.91 acres;
WHEREAS, the site is not subject to the current moratorium on development in the City of
Corcoran; and
WHEREAS, on November 7, 2002 the Corcoran Planning Commission did hear this application
and did determine that the application falls within the exception from the platting requirement
and did recommend approval with conditions.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran does
hereby take the Planning Commission recommendation into consideration and does hereby
approve the lot division and consolidation application by Con Blake subject to the following
conditions:
CONDITIONS:
1. Submittal of revised plans indicating fifty (50) foot right of way dedication along County
Road 10.
2. Submittal of revised plans indicating the elimination of the field drive access from County
Road 10 on the southwest corner of Tract B.
3. Tract A shall be limited to four (4) building rights and Tract B shall be limited to one (1)
building right that has already been used.
4. Submittal of revised plans indicating a twenty (20) foot drainage, utility and trail easement
along the western property line of Tracts A and B. Prepare and record with the Hennepin
County Recorder's office an easement document evidencing a twenty (20) foot drainage,
utility and trail easement along the western property line of Tracts A and B.
