A RESOLUTION FOR VARIANCE TO ALLOW CONSTRUCTION OF AN ADDITION
ON A NON-CONFORMING STRUCTURE WITH A 53' FRONT YARD SETBACK
FOR PROPERTY LOCATED AT 9706 LILY POND LANE
WHEREAS, Keith and Linda Carlson, the owners of property located at 9706 Lily Pond Lane,
City of Corcoran, have requested a variance to construct an addition onto their home that has a front yard
setback of 53'; and
WHEREAS,the required front yard setback is now 60 feet; and
WHEREAS,The Corcoran Planning Commission held a public hearing on June 6, 2002; and
WHEREAS, the Planning Commission voted 6-0 to recommend approval of the request; and
WHEREAS, The Corcoran City Council considers public testimony and the recommendation of
the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Corcoran finds the
following:
1. The property is zoned R-1
2. The existing house is setback 53' from the platted right-of-way for Lily Pond Lane.
3. The proposed addition will be no closer to the road then the existing house setback.
4. The home was constructed in approximately 1974 and the setback ordinances were modified in 1981.
Based on the above findings, the Corcoran City Council hereby approves a variance to allow an addition
with a 53' side yard setback,located at 9706 Lily Pond Lane, subject to the following conditions:
1. The location of the septic tanks and drainfield shall be verified and setbacks shall be maintained as
required by ordinance.
2. The addition shall not be closer to the road than the existing house.
