City of Corcoran County of Hennepin State of Minnesota RESOLUTION 2002-36 Motion By: Grn r'h Seconded By: Thomas A RESOLUTION TO APPROVE A FINAL PLAT FOR A SUBDIVISION TO BE KNOWN AS PHEASANT RIDGE LOCATED IN THE SOUTH ONE HALF OF SECTION 3, IN THE CITY OF CORCORAN, MINNESOTA PID 03-119-23-31-0002 WHEREAS, Roland Terhaar, as applicant, has requested approval of a final plat for two lots, one 16 acres in size and one 120 acres in size; and WHEREAS, the zoning and subdivision regulations permit the subdivision as proposed; and WHEREAS, The Corcoran Planning Commission reviewed the request on June 6, 2002; and WHEREAS, the Planning Commission voted 6-0 to recommend the Council approve the request; and WHEREAS, The Corcoran City Council considers the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the final plat for Pheasant Ridge be approved subject to the following conditions: 1. A building permit shall be obtained for the new house and septic system prior to construction. 2. A park dedication fee of$1,000 shall be paid prior to recording the final plat. 3. The owner shall execute the agreement regarding future road dedication. 4. All condition of preliminary plat approval remain in effect. Terhaar and Dorothy Terhaar,husband and wife("Grantors")to the City of Corcoran,a Minnesota municipality("Grantee"). WITNESSETH: WHEREAS, Grantors are fee owners of Lot 1, Block 1, Pheasant Ridge,Hennepin County, Minnesota and hereby convey to Grantee a non-exclusive easement for drainage and utility purposes over and across that portion of said Lot 1, Block 1, Pheasant Ridge described as follows: See Exhibit A attached hereto and made a part hereof by reference.
