A RESOLUTION TO APPROVE A PRELIMINARY PLAT AND A FINAL PLAT
FOR A SUBDIVISION TO BE KNOWN AS CORCORAN FIELDS LOCATED IN
THE NORTHWEST QUARTER OF SECTION 7, IN THE CITY OF
CORCORAN, MINNESOTA
WHEREAS, Gary Mitsch, as applicant, has requested approval of a preliminary
and final plat to include one lot and one outlot;and
WHEREAS, the zoning and subdivision regulations permit the subdivision as
proposed;and
WHEREAS,The Corcoran Planning Commission held a public hearing and
reviewed the request on April 4, 2002 and on May 2, 2002; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council
approve the request;and
WHEREAS, The Corcoran City Council considers public testimony and the
recommendation of the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran
that the preliminary plat and final plat for Corcoran Fields be approved subject to the
following conditions:
1. A wetland delineation shall be completed for Lot 1, Block 1 and any wetland
affecting the property shall be included in a drainage and utility easement. An
additional$1,000 in escrow shall be provided to guarantee the completion of the
wetland delineation and easement.
2. The preliminary plat is subject to the review and approval of the City Engineer.
3. The septic system information for Lot 1, Block 1 shall be subject to the review and
approval of the Building Inspector.
4. The plat shall include 55 feet of right-of-way dedication for County Road 19.
5. The accessory structures on site are non-conforming because the total square footage
permitted is 3,175 and 9,115 square feet of accessory structures exist and can
continue. No additional buildings will be allowed unless granted a CUP to bring the
site into compliance with the ordinance.
