HomeMy WebLinkAboutResolution 2002-21 - Approving Terhaar Preliminary Plat Terhaar Preliminary Plat City of Corcoran Hennepin County State of Minnesota RESOLUTION NO. 2002-21 Motion By: Gmach Seconded By: Bucher A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR A SUBDIVISION TO BE KNOWN AS TERHAAR ADDITION LOCATED IN THE SOUTH HALF OF SECTION 3, IN THE CITY OF CORCORAN, MINNESOTA WHEREAS, Roland Terhaar, as applicant, has requested approval of a Preliminary Plat; and WHEREAS, the zoning and subdivision regulations permit the request as proposed; and WHEREAS, The Planning Commission held a public hearing on March 7, 2002 and reviewed the item again on April 4, 2002; and WHEREAS, the Planning Commission voted 6-1 to recommend the City Council approve the request; and WHEREAS, The City Council considers the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the Preliminary Plat for Terhaar Addition be approved subject to the following conditions: 1. A wetland delineation shall be completed for Lot 2, Block 1 and any wetland affecting the property shall be included in a drainage and utility easement. An additional $1,000 in escrow shall be provided to guarantee the completion of the wetland delineation and easement. 2. The drainage plans are subject to the review and approval of the City Engineer. 3. Access to the Lot 1, Block 1 shall be provided from Greenview Court via Hidden Ponds Drive. 4. The septic system information for Lot 1, Block 1 and Lot 2, Block 1 shall be subject to the review and approval of the Building Inspector. 5. A building permit shall be obtained for the new house and septic system prior to construction. 6. A park dedication fee of$1,000 shall be paid prior to recording the final plat. 7. One building right is to be allocated with the south side of the 16-acre lot with no building rights for the north side. 8. The following items shall be provided on the plat and approved before a building permit is issued: location of the new driveway; location of the new house; location of the primary and alternate septic sites for both the existing homestead and the new lot; and location of all existing drain tiles and easements on the property. 9. An easement for future road extension will be provided through Lot 1, Block 1, subject to an agreement prepared and approved by the City Attorney.
