RESOLUTION NO. 2002-11

A RESOLUTION TO APPROVE A LOT DIVISION FOR LOWELL SCHWAB
FOR PROPERTY LOCATED ON MOHAWK DRIVE PID # 34-119-23-31-0001
WHEREAS, Lowell Schwab, has requested a land division to create a 20.28 acre
site; and
WHEREAS, the parcel will be served by an existing public road; and
WHEREAS, The Corcoran Planning Commission reviewed the request on
February 7, 2002; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council
approve the request; and
WHEREAS, the applicant has created a survey for the entire property which will
be recorded thereby meeting the requirements of the City; and
WHEREAS, The Corcoran City Council considers the recommendation of the
Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that
the land division for Lowell Schwab is approved subject to the listed conditions:
Conditions:
1. A wetland delineation shall be completed for the proposed lot and any wetland
affecting the property shall be included in a drainage and utility easement. A
$5,000 escrow shall be provided to guarantee the completion of the wetland
delineation and easement.
2. Assess to the new parcel shall be provided from Mohawk Drive and is subject to
a city driveway permit.
3. A building permit must be obtained for the structure and septic system prior to
construction.
4. A park dedication fee of$1,000 shall be paid prior to recording the land division.
5. Both the primary and alternate septic sites must be fenced and protected prior to
any site work or construction.
