RESOLUTION NO. 2001 — 72

A RESOLUTION TO APPROVE A CUP TO ALLOW AN ACCESSORY STRUCTURE
OVER 1,100 SQUARE FEET IN AREA AT 10525 BECHTOLD ROAD
WHEREAS, Mark Bauer, as applicant, has requested a CUP to allow an addition onto an
accessory building;and
WHEREAS,the ordinance allows over 1,100 square feet by CUP; and
WHEREAS, the parcel in question is approximately 1.5 acres in size and the total area of
accessory structures requested is 1,520 square feet;and
WHEREAS, The Corcoran Planning Commission held a public hearing on October 4,
2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council deny the
request;and
WHEREAS, The Corcoran City Council considers the recommendation of the Planning
Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that CUP
to allow an additional onto an accessory structure to total 1,520 square feet in size to be built at
10525 Bechtold Road be and hereby is approved based on the following findings and subject to
the listed conditions:
a) The request is consistent with city plans and the geographical area involved.
b) The use will not depreciate the area in which it is proposed.
c) The use will not adversely impact the character of the surrounding area.
d) The demonstrated need for such use has been provided by the applicant.
e) The proposed use will not cause odors, dust, files, vermin, smoke, gas, noise, or vibration
or impose hazards to life or property in the neighborhood.
f) The use will not inherently lead to or encourage disturbing influences in the
neighborhood.
g) There will be no outdoor storage.
CONDITIONS:
1. No commercial use of the buildings on the property shall be allowed unless it is
consistent with the home occupation regulations of the city.
2. Any modifications to the use or the facility shall require an amendment to the CUP.
3. The exterior of the accessory building must identically match the exterior of the home.
