A RESOLUTION GRANTING A CONDITIONAL USE PERMIT/SITE PLAN FOR
PROPERTY LOCATED AT 20120 AUGER AVENUE
WHEREAS, K & R Lewis Properties, LLP, as applicant, has requested a CUP/site plan
to allow a warehouse building with outside storage; and
WHEREAS, the request is to construct a 10,870 square foot office/warehouse building
and outside storage; and
WHEREAS, The Corcoran Planning Commission held a public hearing and reviewed
the request on August 2, 2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council approve
the CUP/Site Plan with conditions; and
WHEREAS, The Corcoran City Council considers public testimony and the
recommendation of the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the
CUP and Site Plan is approved based on the following findings and subject to the listed
conditions:
Findings
a) The plan is consistent with city plans and the geographical area involved.
b) The use will not depreciate the area in which it is proposed.
c) The proposal is consistent with the character of the surrounding area.
d) The applicant indicates the need for such use.
e) The proposed use will not cause odors, dust, flies, vermin, smoke, gas, noise, or
vibration or impose hazards to life or property in the neighborhood.'
0 The use will not inherently lead to or encourage disturbing influences in the
neighborhood.
g) Stored equipment or materials will be screened because there will be continuous
operation within the visible range of surrounding residences.

Conditions:
1. All parking shall be accommodated on site.
2. Storage shall only be permitted for tenants of the building.
3. The fence layout shall be modified per staff recommendation.
4. The grading and storm drainage plans are subject to the review and recommendations of
the City Engineer.
