A RESOLUTION GRANTING AN AMENDED CONDITIONAL USE PERMIT FOR
PROPERTY LOCATED AT 20110 AUGER AVENUE
WHEREAS, K & R Lewis Properties, LLP, as applicant, has requested an amended
CUP to modify their existing site plan; and
WHEREAS, the request is to change the use within the existing structure to include
8,040 square feet of office space and 870 square feet of warehouse; and
WHEREAS, the change in use requires additional parking space; and
WHEREAS, The Corcoran Planning Commission held a public hearing and reviewed
the request on August 2, 2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council approve
the amended CUP and related site plan modifications; and
WHEREAS, The Corcoran City Council considers public testimony and the
recommendation of the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the
amended CUP and site plan is approved subject to the following conditions:
1. Concrete curb and gutter shall be provided around the perimeter of all parking areas and
paving shall be required of all parking areas.
2. All employee parking shall be accommodated on site.
3. The septic system shall be protected with permanent fencing, until such time as sewer
and water utilities are available to the site.
4. The parking and drive areas shall be constructed to a 9-ton standard to accommodate
fire equipment.
5. Drainage information shall be provided for the new parking area and is subject to the
review and approval of the City Engineer.
