Cates Longhorn Estates Preliminary Plat RESOLUTION 2001- 55 MOTION BY: Gmach SECONDED BY: Thomas A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR A SUBDIVISION TO BE KNOWN AS W. H. CATES LONGHORN ESTATES LOCATED IN THE SOUTHEAST QUARTER OF SECTION 33 AND THE SOUTHWEST QUARTER OF SECTION 34, IN THE CITY OF CORCORAN, MINNESOTA WHEREAS, W. H. Cates, as applicant, has requested approval of a preliminary plat to include 4 lots and three outlots; and WHEREAS, the zoning and subdivision regulations permit the subdivision as proposed; and WHEREAS, The Corcoran Planning Commission held a public hearing on July 5, 2001 and reviewed the request on August 2, 2001; and WHEREAS, the Planning Commission voted 7-0 to recommend the Council approve the request; and WHEREAS, The Corcoran City Council considers public testimony and the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the preliminary plat for W. H. Cates Long Horn Estates be approved subject to the following conditions: 1. All buildings shall maintain a minimum setback of 35 feet to wetlands and all septic sites shall be at least 50 feet from wetlands and 10 feet from property lines. 2. Septic designs shall be submitted for each lot and subject to the review and approval of the Building Inspector. 3. All septic sites shall be staked and fenced prior to any grading activities on the property. 4. Park dedication shall be cash fees and shall be paid at the rate in effect at the time of final plat. W. H. Cates Longhorn Estates Preliminary Plat 5. The wetland delineation is subject to the review and approval of Elm Creek Watershed. 6. The final engineering related documents are subject to the review and approval of the city engineer.
