Triden Park Estates Preliminary Plat
RESOLUTION 2001-53

A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR A
SUBDIVISION TO BE KNOWN AS TRIDEN PARK ESTATES LOCATED IN
THE NORTHEAST QUARTER OF SECTION 6, IN THE CITY OF CORCORAN,
MINNESOTA
WHEREAS, Capestone Builders Corp, as applicant, have requested approval of a
preliminary plat to include 4 lots and two outlot; and
WHEREAS, the zoning and subdivision regulations permit the subdivision as
proposed; and
WHEREAS, The Corcoran Planning Commission held a public hearing and
reviewed the request on July 5, 2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council
approve the request; and
WHEREAS, The Corcoran City Council considers public testimony and the
recommendation of the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran
that the preliminary plat for Triden Park Estates be approved subject to the following
conditions:
1. Right-of-way for County Road 117 shall be 50 feet from the centerline of the
road.
2. The plans are subject to the review and approval of the City Engineer.
3. The proposed access and related on and off-site improvements are subject to the
review and approval of Hennepin County.
4. A wetland delineation shall be completed and submitted to the Elm Creek
Watershed for their review and approval.
5. A private driveway agreement shall be created by the City Attorney that will be
recorded against each parcel.

6. Park dedication shall be cash and shall be paid at the rate in effect at the time of
the final plat.
The following voted in favor of said resolution: Bucher, Gageby, Gmach, Guenthner,
and Thomas.
The following voted against the same: None
Whereupon said Resolution was declared carried.
