HomeMy WebLinkAboutResolution 2001-48 - Approving Preliminary Plat for Windmill Ponds Windmill Ponds Preliminary Plat RESOLUTION 2001-48 Motion By: Gmach Seconded By: Thomas A RESOLUTION TO APPROVE A PRELIMINARY PLAT FOR A SUBDIVISION TO BE KNOWN AS WINDMILL PONDS LOCATED IN THE NORTHWEST QUARTER OF SECTION 5, IN THE CITY OF CORCORAN, MINNESOTA WHEREAS, Worth Construction and Williams Development, as applicants, have requested approval of a preliminary plat to include 8 lots and one outlot; and WHEREAS, the zoning and subdivision regulations permit the subdivision as proposed; and WHEREAS, The Corcoran Planning Commission held a public hearing and reviewed the request on June 7, 2001; and WHEREAS, the Planning Commission voted 7-0 to recommend the Council approve the request; and WHEREAS, The Corcoran City Council considers public testimony and the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the preliminary plat for Windmill Ponds be approved subject to the following conditions: 1. The lots shall all meet or exceed the 200 - foot minimum lot width. 2. Park dedication shall be paid prior to recording the final plat. 3. The issues outlined in the City Engineer's memo dated June 21, 2001 shall be addressed subject to the review and approval of the City Engineer. 4. The wetland delineation is subject to the review and approval of Elm Creek Watershed. 5. All buildings shall maintain a minimum setback of 35 feet to wetlands and all septic sites shall be at least 50 feet from wetlands. 6. A mitigation plan for driveway crossings shall be provided. 7. Only three lots shall access onto the bubble of the cul-de-sac. Windmill Ponds Preliminary Plat RESOLUTION 2001-48 8. All septic sites shall be fenced prior to any grading activities on the property. 9. The developer shall install and mitigate driveways that cross a wetland. 10. The proposed access and related on and off-site improvements are subject to the review and approval of Hennepin County. 11. Lot 1, Block 1 containing 3.08 acres, shall be restricted by covenant, to be recorded with the plat, that any accessory structures built on the property shall be identical to the principal structure.
