A RESOLUTION TO REJECT A LOT DIVISION FOR MARK AND MONICA
PATNODE FOR PROPERTY LOCATED ON TRAIL HAVEN ROAD
PID# 16-119-23-44-0004
WHEREAS, Mark and Monica Patnode, have requested a lot division to create a 2.18
acre site; and
WHEREAS, The Corcoran Planning Commission reviewed the request on June 7, 2001;
and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council deny the
request unless the parcels were consolidated and then subdivided; and
WHEREAS, The Corcoran City Council considers the recommendation of the Planning
Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the
lot division for Mark and Monica Patnode be and hereby is rejected based on the following:
1. The land division does not meet the requirements of the city's ordinance.
2. If the applicant wishes to pursue the division of the property they shall then follow the
procedures described in the City's subdivision ordinance for platting of property.
3. The applicant shall demonstrate that all newly created lots can support two on-site septic
systems.
4. The applicant shall demonstrate proof that all newly created lots are buildable lots,
meeting all criteria established within the City's subdivision ordinance.
