RESOLUTION NO. 2001-43

A RESOLUTION TO APPROVE A CUP TO ALLOW ACCESSORY
STRUCTURES TOTALING OVER 3175 SQUARE FEET IN AREA AT 10440
TRAIL HAVEN ROAD
WHEREAS, Kenneth Moore, as applicant, has requested a CUP to allow the
construction of an accessory building; and
WHEREAS, the ordinance allows over 3175 square feet by CUP; and
WHEREAS, the parcel in question is 9.73 acres in size and the total area of
accessory structures requested is 4808 square feet; and
WHEREAS, The Corcoran Planning Commission held a public hearing on June 7,
2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council
approve the request; and
WHEREAS, The Corcoran City Council considers the recommendation of the
Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran
that CUP to allow an accessory structure 2,808 square feet in size to be built at 10440
Trail Haven Road be and hereby is approved based on the following findings and subject
to the listed conditions:
a) The request is consistent with city plans and the geographical area involved.
b) The use will not depreciate the area in which it is proposed.
c) The use will not adversely impact the character of the surrounding area.
d) The demonstrated need for such use has been provided by the applicant.
e) The proposed use will not cause odors, dust, files, vermin, smoke, gas, noise, or
vibration or impose hazards to life or property in the neighborhood.
f) The use will not inherently lead to or encourage disturbing influences in the
neighborhood.
g) There will be no outdoor storage.

CONDITIONS:
1. No commercial use of the buildings on the property shall be allowed unless it is
consistent with the home occupation regulations of the city.
2. Any modifications to the use or the facility shall require an amendment to the
CUP.

Aeshliman Preliminary Plat Extension

A RESOLUTION EXTENDING PRELIMINARY PLAT APPROVAL FOR THE AESHLIMAN
PROPERTY FOR THE RESIDENTIAL DEVELOPMENT OF 12 RESIDENTIAL LOTS,
LOCATED IN THE SOUTHWEST QUARTER OF SECTION 26
PID #26-119-23-31-0001
WHEREAS, Laurent Development Company, LLC made application for preliminary plat approval for the
residential development of approximately 120 acres to create 12 residential lots, located at
20417 Larkin Road; and
WHEREAS, on May 4 2000, the Planning Commission conducted a public hearing on this application
and moved to recommend preliminary plat approval with conditions; and
WHEREAS, the City Council approved the preliminary plat on May 25, 2000 and the final plat is to be
submitted within 100 days of this date unless an extension is granted; and
WHEREAS, the City Council extended the approval until July 11, 2001; and
WHEREAS, the developer requests an additional one year extension.
NOW THEREFORE, BE IT RESOLVED, by the City Council of the City of Corcoran that the
preliminary plat approval of the Aeshliman Property for Laurent Development Company, LLC be and is
hereby extended to July 11, 2002.
