HomeMy WebLinkAboutResolution 2001-27 - Approving Variance and Site Plan for Mama G's Mama G's Site Plan and Variance RESOLUTION 2001-27 A RESOLUTION TO APPROVE A VARIANCE AND SITE PLAN FOR MAMA G'S PROPERTIES, WHEREAS, Mama G's Properties, as applicant, has requested a variance to allow expansion of a non-conforming structure; and WHEREAS, a site plan has been submitted for a 956 square foot expansion; and WHEREAS, The Corcoran Planning Commission held a public hearing and reviewed the request on April 5, 2001; and WHEREAS, the Planning Commission voted 7-0 to recommend the Council approve the variance and site plan with the hardship identified that the building met the ordinance when it was constructed and the expansion itself meets all zoning regulations; and WHEREAS, the Commission recommended that the parking lot be striped and that landscaping be provided along the street frontages; and WHEREAS, The Corcoran City Council considers public testimony and the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that the variance and site plan be and hereby is approved based on the following findings: 1. Granting the variance will not impair an adequate supply of light and air to adjacent property 2. Granting the variance will not unreasonably increase the congestion in the public street. 3. Granting the variance will not increase the danger of fire or endanger the public safety. 4. Granting the variance will not unreasonably diminish or impair established property values within the neighborhood, or in any other way be contrary to the intent of this Ordinance. And be it further resolved that the approval is subject to the following conditions: 1. The parking lot shall be striped prior to the issuance of the certificate of occupancy for the addition. 2. The applicant shall notify the City of Maple Grove of the expansion. Mama G's Site Plan and Variance 3. A landscape plan shall be submitted and shall be subject to the review and approval of the Planning Commission. 4. Accessibility for fire protection shall be reviewed by the respective Fire • Department or other authorized authority. The following voted in favor of said resolution: Bucher, Gageby, Gmach and Thomas The following voted against the same: Whereupon said Resolution was declared carried.
