RESOLUTION 2000-16
A RESOLUTION TO APPROVE A REPLAT OF LOTS 1, 2, 3, OF BLOCK 1,
LAKE JUBERT ESTATES, IN THE CITY OF CORCORAN, MINNESOTA
MOTION BY: Thomas
SECONDED BY: Gmach
WHEREAS, Bruce Nedegaard, as applicant, has requested a replat of lots in Lake
Jubert Estates; and
WHEREAS, The Corcoran Planning Commission held a public hearing and
reviewed the request on February 1, 2001; and
WHEREAS, the Planning Commission voted 7-0 to recommend the Council
approve the request; and
WHEREAS, The Corcoran City Council considers public testimony and the
recommendation of the Planning Commission in making a decision.
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran
that the replat of lots 1, 2, and 3 of Block 1 Lake Jubert Estates be and hereby is approved
subject to final approval of the septic system designs
The following voted in favor of said resolution: Gageby, Gmach, Guenthner
and Thomas
The following voted against the same:
The following were absent: Bucher
Whereupon said Resolution was declared carried.

Lake Jubert Estates Replat
BACKGROUND
The Final Plat for Lake Jubert Estates was recorded in 2000. Since the plat was
recorded issues related to the septic design for lot 3 have been identified. The
septic sites identified were not able to adequately serve the lot when more
detailed soils analysis was conducted. Staff discussed options available to the
applicant to address the need to provide a primary site and a replacement site for
the septic system.
The decision was made to proceed with a replat of Lots 1, 2, and 3 in order to
provide lots that meet the subdivision regulations and that provide two septic
sites each.
Proposal
A Final Plat has been submitted for Lake Jubert Estates Second Addition. The
plat is for three lots.
Lot Proposed Area Proposed Width
1 2.04 acres 352.82 ft.
2 3.2 acres , 200 ft.
3 3.9 acres 313.92 ft.
The Ordinance requires a minimum of 2 acres and 200 ft. lot width. The lots all
meet or exceed the minimum standards.
Recommendation
The replat is consistent with the intent of the original plat and all of the lots meet
or exceed the ordinance regulations. Therefore, staff recommends approval of
the replat as submitted subject to approval of the septic designs by the City
Building Official.
