HomeMy WebLinkAboutResolution 1999-75 - Approving Preliminary Plat - Schmids Hidden Valley RESOLUTION NO. 1999-75 A RESOLUTION APPROVING A REQUEST BY HOWARD SCHMID/STEVE GEIS FOR PRELIMINARY PLAT APPROVAL OF SCHMIDS HIDDEN VALLEY,THE RESIDENTIAL DEVELOPMENT OF APPROXIMATELY 78 ACRES TO CREATE 6 RESIDENTIAL LOTS, LOCATED AT 21925 OAKDALE DRIVE, PID#04-119-23 31 0001. WHEREAS, Howard Schmid/Steve Geis have made application for preliminary and final plat approval of Schmids Hidden Valley, the residential development of approximately 78 acres to create 6 residential lots, located at 21925 Oakdale Drive; and WHEREAS, on November 4, 1999, the Planning Commission considered this preliminary and final plat approval request and moved to recommend only preliminary plat approval with conditions. NOW THEREFORE, BE IT RESOLVED,by the City Council of the City of Corcoran that preliminary plat approval of Schmids Hidden Valley be and is hereby approved, subject to the following conditions: 1. Approval of grading, drainage and erosion control plan and private driveway access by the City Engineer. 2. Approval of grading, drainage and erosion control plan by the Elm Creek Watershed. 3. Approval of soil percolation tests and septic system designs by the Building Inspector. 4. Compliance with the Wetland Conservation Act. 5. Payment of park dedication fees in the amount of$3,500 prior to the release of the final plat and dedication of trail easements. 6. Execution of a private driveway agreement. 7. Execution of developer's agreement which will include necessary financial assurances for any public improvements, incorporating the language that if replatted, driveway placement would need to be adjusted to middle of parcel. 8. Dedication of an additional 7 feet of right-of-way on both sides of Oakdale Drive. 9. Approval of private driveway access by City Engineer and Public Works. 10. Dedication of a 10 foot drainage and utility along all lot lines. 11. Dedication of drainage easements over existing wetlands on entire parcel. 12. Two building rights still remain with this property under the current ordinance. 13. Landscape or berm along Oakdale Drive and western lot line. 14. Obtain easement for future ROW on the newly created lots Moved by member Gmach, seconded by member Thomas The following voted in favor of said resolution: Mayor Guenthner,Council members Bucher, Gmach, Lindsley, and Thomas.
