A RESOLUTION GRANTING A CONDITIONAL USE PERMIT AND SITE PLAN APPROVAL TO
FAIRWAY LLC TO OPERATE A CONTRACTORS YARD/OFFICE/WAREHOUSE WITH
OUTDOOR STORAGE WITHIN THE C-2, GENERAL BUSINESS DISTRICT, AND TO
FACILITATE THE CONSTRUCTION OF A 6,500 SQUARE FOOT OFFICE/WAREHOUSE
BUILDING, LOCATED AT 7550 COMMERCE STREET, PID #26-119-23 11 0038.
WHEREAS, Fairway LLC has requested a Conditional Use Permit and Site Plan approval to operate a contractor's
yard/office/warehouse with outdoor storage within the C-2, General Business District, and to facilitate the
construction of a 6,500 square foot office/warehouse building, located at 7550 Commerce Street; and
WHEREAS, on June 3, 1999,the Planning Commission considered the Conditional Use Permit and Site Plan approval
requests and moved to recommend approval with conditions.
NOW THEREFORE,BE IT RESOLVED,that the City Council of the City of Corcoran hereby approves a request by
Fairway LLC for a Conditional Use Permit and Site Plan approval to operate a contractor's yard/office/warehouse
within the C-2, General Business District, and to facilitate the construction of a 6,500 square foot office/warehouse
building, located at 7550 Commerce Street, and legally described as Lot 5,Block 2, Countryside Plaza 2nd Addition,
Section 26,Township 119, Range 23,Hennepin County, Minnesota according to the recorded plat thereof, subject to
the following conditions:
1. Approval of septic system designs and site locations by the Building Inspector and Wastewater
Commission.
2. Approval of grading, drainage and erosion control plan by the City Engineer and the Elm Creek
Watershed.
3. Trash containers to be kept within buildings or an enclosure.
4. Fencing around outdoor storage area to be 20 feet from property lines or less than 6 feet in height.
5. All outdoor lighting to be downcast shoebox style.
6. Outdoor storage shall be allowed only within fenced in area on east side of property.
7. A minimum of 12 parking spaces shall be provided on the site.
8. The driveway and parking lot shall be paved.
9. The outdoor storage area shall be a dustless surface.
10. That the applicant is required to add 12" overhangs on the north and south sides of the building.
11. The fencing to begin at the building and go to the north property line and that it be slatted fencing.
12. That the road be built to 9 ton standards and to be approved by the City Engineer.
Moved by member Lindsley, seconded by member Bucher.
The following voted in favor of said resolution: Mayor Guenthner, Council members Bucher, Glowacki, Lindsley,
and Thomas.
The following voted against the same: None.
Whereupon said Resolution was declared carried.
