City of Corcoran Hennepin County State of Minnesota RESOLUTION NO. 2002-12 Motion By: Thomas Seconded By: Bucher A RESOLUTION TO APPROVE A CONDITIONAL USE PERMIT AND SITE PLAN APPROVAL FOR G AND M PROPERTIES FOR PROPERTY LOCATED ON COMMERCE STREET, PID # 26-119-23-11-0046 WHEREAS, G and M Properties, have requested a Conditional Use Permit and Site Plan Approval; and WHEREAS, The Corcoran Planning Commission reviewed the request on February 7, 2002; and WHEREAS, the Planning Commission voted 6-0 to recommend the Council approve the request; and WHEREAS, The Corcoran City Council considers the recommendation of the Planning Commission in making a decision. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that a Conditional Use Permit and Site Plan approval to allow the construction of an office/ warehouse building for G and M Properties hereby is approved based on the following findings and subject to the listed conditions: Findings: a) The request is consistent with city plans and the geographical area involved. b) The use will not depreciate the area in which it is proposed. c) The use will not adversely impact the character of the surrounding area. d) The demonstrated need for such use has been provided by the applicant. e) The proposed use will not cause odors, dust, files, vermin, smoke, gas, noise, or vibration or impose hazards to life or property in the neighborhood. f) The use will not inherently lead to or encourage disturbing influences in the neighborhood. g) There will be no outdoor storage. Conditions: 1. All parking shall be accommodated on site. 2. All proposed parking spaces shall be modified to be 9 feet by 20 feet. 3. The grading plan is subject to the review and approval of the City Engineer. 4. A variance application must be approved by the Waste Water Commission for an alternative septic system in order for the project to proceed. 5. The exterior materials indicated on the plan must be revised to show the north side as a stucco/ block combination. 6. A building permit must be obtained for the structure prior to construction. 7. The landscaping plan should be modified so as to not interfere with grading on the lot with special focus on the north side and is subject to staff review and approval. 8. No lighting is permitted on the north side of the lot and all exterior lighting must be downcast.
