A RESOLUTION APPROVING LAND DIVISION NO. 99-05,A REQUEST BY MARK
PATNODE/BILL CHRISTIAN TO DIVIDE A 9.356 ACRE PARCEL FROM A 40 ACRE
PARCEL,LOCATED AT 8400 TRAIL HAVEN ROAD,
PID#21-119-23 11 0001.
WHEREAS, Mark Patnode/Bill Christian have requested a Land Division to create a 9.356 acre parcel
from a 40 acre parcel, located at 8400 Trail Haven Road; and
WHEREAS, on February 4, 1999,the Planning Commission considered the land division request and
moved to recommend approval with conditions.
NOW THEREFORE, BE IT RESOLVED,that the City Council of the City of Corcoran hereby approves
a request by Mark Patnode/Bill Christian for Land Division No. 99-05,the creation of a 9.356 acre parcel
from an 40 acre parcel, located at 8400 Trail Haven Road and legally described on the attached Exhibit
"A", subject to the following conditions:
1. Dedication of an additional 7 feet of right-of-way along Trail Haven Road.
2. Dedication of a 10 foot utility easement around the property lines of the 9.356 acre parcel.
3. Approval of soil percolation tests and septic system design for the 9.356 acre parcel by the
building inspector.
4. The barn and silo will be allowed to remain on the 9.356 acre parcel upon approval of a
Conditional Use Permit.
5. The chicken coop and detached shed shall be removed from the property prior to the issuance
of a building permit.
6. Submittal of a final Certificate of Survey prior to the release of the resolution.
7. The existing house shall be removed prior to the issuance of a building permit.
Moved by member Bucher, seconded by member Glowacki.
The following voted in favor of said resolution: Council members Lindsley, Glowack, and Bucher.
The following voted against the same: None.
Whereupon said Resolution was declared carried.

The North 532.72 feet of the East 765.00 feet of the NE 1/4 of the NE 1/4, Section 21, Township
119, Range 23, Hennepin County, Minnesota.
Parcel B (30+ acre parcel):
The NE 1/4 of the NE 1/4 of Section 21, Township 119, Range 23, Hennepin County, Minnesota
according to the government survey thereof, except the North 532.72 feet of the Est 765 feet
thereof.
