HomeMy WebLinkAboutResolution 2003-78 - Approving CHOL for Gerald Wickham for the Operation of a Weling and General Repair Business at 19600 Schuute Rd . .c City of Corcoran County of Hennepin State of Minnesota RESOLUTION 2003-78 Motion By: BUCHER Seconded By: THOMAS A RESOLUTION TO APPROVE A CONDITIONAL HOME OCCUPATION LICENSE FOR GERALD WICKHAM FOR THE OPERATION OF A WELDING AND GENERAL REPAIR BUSINESS AT 19600 SCHUTTE ROAD WHEREAS, Gerald Wickham, 19600 Schutte Road, has applied for a Conditional Home Occupation License, (CHOL); and WHEREAS, the ordinance states that the Commission shall consider certain standards and criteria when reviewing a CHOL; and WHEREAS, a public hearing was held on October 16, 2003 as required by Ordinance. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran that a CHOL shall be granted to Gerald Wickham at 19600 Schutte Road, for the purpose of a welding and general repair business based on the following findings and subject to the identified conditions: Findings: • The current use is presently illegal under the existing zoning ordinance. • The site in question consists of approximately 5.7 acres and has a driveway access directly to Schutte Road, which is a residential road. • The site is presently zoned Rural- Residential and is guided to be Urban Service Area in the land use plan. • They have indicated that they have no employees. • They have outside storage of an engine drive welder and some steel. • The home occupation consists of a 2,500 square foot accessory building. • There is no signage. • They average three to four customers a month and three to four deliveries a year for welding supplies. Conditions: 1. The CHOL is issued to Gerald Wickham, at 19600 Schutte Road and is not transferable. 2. No advertising signage for the business is permitted on site or off site. 3. All equipment shall be screen from public view. 4. The applicant shall abide by and remain in compliance with all applicable Federal, State and City rules and regulations. 5. This license will be reviewed by the City every three years from the date of issuance for a determination that the existing Home Occupation still warrants the issuance of a license. 6. The City may revoke or modify the CHOL upon a finding that conditions have changed to warrant revocation or modifications of the license.
