APPROVING A REPLAT OF LOT 7 AND LOT 8, BLOCK 1, LAKE JUBERT
ESTATES AS LOT 1 AND LOT 2, BLOCK 1, LAKE JUBERT ESTATES THIRD
ADDITION FOR RUDY WICKLANDER HOMES, INC.
WHEREAS, Rudy Wicklander Homes, Inc. has requested a replat of two existing lots to
accommodate septic systems on both lots on the property legally described as follows:
Lot 7 and Lot 8, Lake Jubert Estates, according to the recorded plat
thereof, Hennepin County, Minnesota.
As to Lot 7: Torrens Certificate No. 1085176
As to Lot 8: Torrens Certificate No. 1043482
WHEREAS, the Planning Commission has reviewed the replat at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the
request by Rudy Wicklander Homes, Inc. for a replat, subject to the following conditions:
1. A replat of two lots as Lot 1 and Lot 2, Block 1, Lake Jubert Estates Third Addition is
approved to adjust the common lot line to accommodate the septic system, in
accordance with the plans and application received by the City on December 27,
2002.
2. Approval of the soil and percolation tests by the building inspector.
3. Dedication of 10-foot drainage and utility easement along all lot lots.
4. Dedication of drainage easements over existing wetlands.
5. Dedication of a 75-foot conservation easement on lots abutting Jubert Lake and Scott
Lake, as required as part of the original Lake Jubert development approvals
(Resolution 1999-070 and Resolution 1999-080).

6. All drainage and utility easements must be staked, surveyed and properly recorded
prior to beginning any work on site.
7. Compliance with Wetland Conservation Act.
ADOPTED by the City Council this 27th day of February 2003.
