A RESOLUTION TO APPROVE A LAND DIVISION PER THE
APPLICATION SUBMITTED BY GARY HAMMAN FOR
PARCEL ID# 21-119-23-13-0003, OWNED BY DONALD KIENITZ
WHEREAS, the applicant, Gary Hamman, has requested a land division by metes and bounds;
and
WHEREAS, the application indicates that the overall site consists of 116.12 acres, and the
requests identifies that the new parcel to be created will consist of 11.13 acres including right-of-
ways, with the remaining parcel consisting of 104.99 acres;
WHEREAS, the site is not subject to the current moratorium on development in the City of
Corcoran; and
WHEREAS, on January 2, 2003 the Corcoran Planning Commission did hear this application
and did determine that the application falls within the exception from the platting requirement
and did recommend approval with conditions.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Corcoran does
hereby take the Planning Commission recommendation into consideration and does hereby
approve the land division application by Gary Hamman subject to the following conditions:
CONDITIONS:
1. The Septic design must be approved by the Building Official.
2. The park dedication fee of$1,000 shall be paid prior to recording the division.
3. A Certificate of Survey must be submitted with the building permit application identifying all
appropriate setbacks.
4. Drainage and utility easements shall be dedicated appropriately.
5. A driveway permit must be approved by Public Works prior to any construction
commencing.
6. Existing Home Site must provide proof of an alternate septic system site location.
7. A drainage and utility easement must encompass the wetland located in the southwest corner
of the newly created lot.
8. The 116 acre parcel will retain three (3) building rights once the land division is approved.
