RESOLUTION 2004-67

APPROVING PRELIMINARY PLAT FOR KEN DOBOSZENSKI, PROPERTY
LOCATED AT 6420, 6430, 6450 and 6470 PIONEER TRAIL.
WHEREAS, Ken Doboszenski has requested approval of a preliminary plat to create
four lots on the 154-acre property legally described as follows:
That part of the Northwest Quarter of the Southwest Quarter of Section 32,
Township 119, Range 23, Hennepin County, Minnesota, described as follows:
Commencing at the northwest corner of said Northwest Quarter of the Southwest
Quarter; thence on an assumed bearing of South 00 degrees 00 minutes 00
seconds West along the west line of said Northwest Quarter of the Southwest
Quarter a distance of 186.29 feet; thence South 58 degrees 19 minutes 00
seconds East a distance of 511.08 feet to the point of beginning; thence continue
South 58 degrees 19 minutes 00 seconds East a distance of 202.36 feet; thence
North 22 degrees 55 minutes 30 seconds East to the north line of said Northwest
Quarter of the Southwest Quarter; thence west along said north line to a line
which bears North 22 degrees 55 minutes 30 seconds East from the point of
beginning; thence South 22 degrees 55 minutes 30 seconds West to the point of
beginning.
That part of the Northwest Quarter of the Southwest Quarter of Section 32,
Township 119, Range 23, described as follows: Commencing at the Northwest
corner of the Southwest Quarter; thence South along West line thereof 188.58
feet to the center line of Town Road; thence deflect left 58° 47' along said center
line 511.08 feet to actual point of beginning; thence deflect left 98° 45 1/2' a
distance of 510.22 feet to North line of Southwest Quarter; thence East along
North line thereof 360 feet; thence deflect right 69° 47' 30" a distance of 592.6
feet; thence deflect right 99° 58' 30" to center line of Town Road; thence
Northerly along said center line to beginning,
Except that part of the Northwest Quarter of the Southwest Quarter of Section
32, Township 119, Range 23, Hennepin County, Minnesota, described as

Southwest 1/4; thence West along the North line thereof to the actual point of
beginning, EXCEPT that part of the Northwest 1/4 of the Southwest 1/4 which
lies within the following described tract of land:
Commencing at the intersection of the South line of the Northwest 1/4 of the
Southwest 1/4 and the centerline of the road called Pioneer Trail; thence East
along the South line of the Northwest 1/4 of the Southwest 1/4 a distance of 264

Southwest 1/4 distance of 165 feet; thence West and parallel with South line of

All in Section 32, Township 119, Range 23.
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called
Public Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the
request by Ken Doboszenski for a preliminary plat, subject to the following findings and
conditions:
1. A preliminary plat is approved to allow the creation of four lots in accordance with
the plans and application received by the City on July 19, 2004, except as
amended by this resolution.
2. A waiver from the requirement for a topographic survey for Lots 1 and 2 is
granted based on the finding that the lots are developed and no new
development is proposed.
3. A waiver from the wetland delineation, buffer and setback requirements is
granted. However, the landowner shall be required to provide a delineation and
comply with all wetland buffer and setback requirements when subdivision is
proposed.
4. A 10-foot drainage and utility easement must be provided adjacent to Pioneer
Trail.
5. Drainage and utility easements are required to be provided over the wetlands.

6. A 10-foot wide trail easement over the drainage and utility easement must be
dedicated to the City and the documents must be filed with the final plat.
7. The applicant must comply with all conditions in the City Engineer's memo.
8. The Building Inspector must approve the soil percolation tests and septic system
designs prior to issuance of building permits. A primary and secondary septic
site must be staked and fenced prior to beginning any construction on site.
9. The septic sites must be individually fenced with steel posts and snow fencing,
which must be left in place until issuance of a Certificate of Occupancy.
10. The shoreland boundary must be identified on the plans.
11. The final plat must be filed by the applicant at Hennepin County.
