HomeMy WebLinkAboutResolution 2004-54 - Approving CUP- Verizon Wireless City of Corcoran County of Hennepin State of Minnesota CITY OF CORCORAN RESOLUTION 2004-54 MOTION BY: BUCHER SECONDED BY: THOMAS APPROVING A CONDITIONAL USE PERMIT AND SITE PLAN FOR VERIZON WIRELESS FOR A NEW TELECOMMUNICATIONS TOWER TO BE LOCATED AT LIONS PARK WHEREAS, Verizon Wireless has requested a conditional use permit and site plan to construct a new telecommunications tower and accessory equipment on the parcel legally described as follows: Parcel 1: The east 'A of the southeast quarter of the southeast quarter of Section 25, Township 119 north, Range 23 west of the 5th principal meridian except the south 200 feet thereof, according to the United States Government Survey thereof and situated in Hennepin County, Minnesota. Parcel 2: All that part of the east 'A of the northeast quarter of the southeast quarter of Section 25, Township 119 north, Range 23 west of the 5th principal meridian, lying south of the Minneapolis and Monticello Road, according to the United States Government Survey thereof and situated in Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request by Verizon Wireless for a conditional use permit and site plan, subject to the following findings and conditions: 1 . The conditional use permit is approved in accordance with the plans and application received by the City on April 9, 2004 and revisions received on June 22, 2004, except as amended herein. • Resolution 2004-54 Prepared by Kendra Lindahl,Landform Page 2 2. The development shall comply with the P-I district standards. 3. The applicant shall provide material samples and color samples for City review and approval prior to construction of the accessory structures. 4. No equipment is approved to be located outside the accessory building. 5. The applicant shall provide fence details for City approval prior to issuance of building permits. 6. The applicant shall provide lighting details prior to issuance of building permits. 7. The applicant shall revise the plans to show that at least two additional carriers can be accommodated on site. 8. The applicant shall provide the City with information about the stealth design of the tower that will make it less noticeable. 9. The applicant shall be required to pave 20-foot aprons at the three entrances to Lions Park on CR 101 in lieu of paving the drive aisle in front of the new tower. 10.Add additional landscaping to screen the tower and accessory building. The applicant shall revise the landscape plan to provide 10 new trees to screen the new structures. The trees shall be a mix of deciduous and coniferous trees. The existing zoning and subdivision ordinances will adequately protect the property. 2. The existing use is consistent with the City's Comprehensive Land Use Plan. 3. The use is generally consistent with the Zoning Ordinance regulations. 4. By granting the moratorium exemption it in no manner grants or implies approval of the proposed site plan amendment.
