A RESOLUTION TO APPROVE A CONDITIONAL USE PERMIT FOR C.U.
CARDEAL, INC. DBA US AUTO GROUP LOCATED AT 7633 COMMERCE
STREET
WHEREAS, the applicant, C.U. Cardeal, Inc., has requested approval of a
conditional use permit to allow auto sales at 7633 Commerce Street; and
WHEREAS, the Planning Commission has reviewed the request at a duly called
Public Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does
approve the request by C.U. Cardeal, Inc. for a conditional use permit, subject to
the following findings and conditions:
1. The conditional use permit is approved in accordance with the application
received by the City on January 19, 2004, except as amended herein.
2. A conditional use permit amendment is approved to allow auto sales with
storage for up to 10 vehicles on site. The vehicles shall be stored only in
approved, paved parking areas.
3. The conditional use permit is granted based on the finding that it complies
with the seven conditional use permit standards outlined in the Zoning
Ordinance.
4. The development shall comply with the zoning district standards. No
variances are granted or implied.
5. Parking stalls (9' x 20' in size) must striped within the parking lot in
compliance with ordinance requirements. A minimum of 30 parking stalls
must be provided and a minimum of 5 of those stalls must be designated for
the auto sales use.
6. The building inspector must inspect the existing septic system to ensure
compliance with Rule 7080 and City standards.

7. No string lights shall be permitted on site. All lighting shall comply with
ordinance requirements.
8. The entire parking lot shall be paved to a 9-ton design. Plans shall be
submitted for review and approval by the City Engineer.
9. Curb and gutter should be required to be installed around the parking lot,
unless the City Engineer makes a recommendation to the contrary.
