A RESOLUTION TO APPROVE A SITE PLAN AMENDMENT AND
CONDITIONAL USE PERMIT AMENDMENT FOR HICKS CONCRETE, INC.
LOCATED AT 7545 COMMERCE STREET
WHEREAS, the applicant, Hicks Concrete, Inc., has requested approval of a site
plan amendment and conditional use permit amendment to allow a 9,600 square
foot expansion to their existing building; and
WHEREAS, the Planning Commission has reviewed the request at a duly called
Public Hearing and recommends approval, and;
WHEREAS, the City Council granted an exemption from the development
moratorium for this site;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does
approve the request by Hicks Concrete, Inc. for a site plan amendment and
conditional use permit amendment, subject to the following findings and
conditions:
1. The site plan and conditional use permit are approved in accordance with the
plans received by the City on December 12, 2003 and revisions received
January 20, 2004, except as amended herein.
2. A conditional use permit amendment is approved to allow expansion of the
contractor's office with indoor and outdoor storage, based on the finding that
the use complies with all applicable conditional use permit standards.
3. The development shall comply with the existing C-2 district standards. No
variances are granted or implied.
4. The employee parking in the rear of the building must be striped, shall be
used for parking only and shall remain clear of all other materials or storage.
5. All trash and recycling must located in the trash enclosure.

6. A revised landscape plan must be submitted for City review and approval.
The revised landscape plan must include a minimum of one new tree for each
additional 1,000 square feet of building addition.
7. The site plan must be revised to clearly show the new fence location.
8. The building inspector must inspect the existing septic system to ensure
compliance with Rule 7080 and City standards.
ADOPTED by the City Council this 26th day of February 2004.
