HomeMy WebLinkAboutResolution 2000-56 - Preliminary Plat - Serenity Meadows City of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2000-56 A RESOLUTION PROVIDING PRELIMINARY PLAT APPROVAL FOR A PLAT TO BE KNOWN AS SERENITY MEADOWS, LOCATED IN THE NORTHWEST QUARTER OF SECTION 11 PID #11-119-23-11-0003 WHEREAS , Jim Uzzell has made application for preliminary plat approval for the residential development of a portion of 72+ acres to create 6 residential lots, located on the northwest corner of County Roads 30 and 116; and WHEREAS , on August 3, 2000, the Planning Commission conducted a public hearing on this application and moved to recommend preliminary plat approval with conditions; NOW THEREFORE, BE IT RESOLVED , by the City Council of the City of Corcoran that preliminary plat approval of Serenity Meadows be and is hereby approved subject to the following conditions: 1.The grading, storm drainage and street plans are subject to the review and approval of the City Engineer. 2.The plan shall be reviewed for compliance with the Wetland Conservation Act and is subject to the review and approval by the Elm Creek Watershed. 3.Drainage and utility easements shall be provided over any delineated wetlands. 4.On-site sewage disposal system designs are subject to the review and approval of the building inspector prior to submittal of the final plat application. 5.Park dedication in effect at the time of final plat shall be paid for each parcel. If further subdivision occurs in the future, additional funds will be required for each lot created. 6.There are no more residential building rights on the parcel at this time. 7.All access points and required improvements are subject to the review and approval of the County. 8.Access to the parcel west of the site shall be provided via an extension of the temporary cul-de-sac. 9.Drainage and Utility easements shall be provided over Outlots A, B, C, and D subject to the review and approval of the City Engineer. 10.The road shall be constructed as an urban section. 11.Outlots shall be consolidated with adjacent parcels at the time of final plat. 12.This preliminary plat approval does not guarantee future land use or zoning changes.
