HomeMy WebLinkAboutResolution 2000-04 - Preliminary Plat - Lee's Moonlit Acres RESOLUTION NO. 2000-04 L. , ; A RESOLUTION PROVIDING PRELIMINARY PLAT APPROVAL OF LEES MOONLIT ACRES, THE RESIDENTIAL DEVELOPMENT OF APPROXIMATELY 45.9 ACRES TO CREATE 3 RESIDENTIAL LOTS, LOCATED IN THE WEST HALF OF THE SOUTHWEST QUARTER OF SECTION 20. PID #20-119-23-32-0006 WHEREAS, Tou Chao Lee has made application for preliminary plat approval for the residential development of approximately 45.9 acres to create 3 residential lots, located in the 22000 block of County Road 50; and WHEREAS, on January 6, 2000, the Planning Commission conducted a public hearing on this application and moved to recommend preliminary plat approval with conditions; NOW THEREFORE, BE IT RESOLVED, by the City Council of the City of Corcoran that preliminary plat approval of Lees Moonlit Acres be and is hereby approved subject to the following conditions: 1. The City Engineer shall review and approve the preliminary plat and related drainage plans. 2. Elm Creek Watershed shall review and approve the wetland delineation. 3. Compliance with the Wetland Conservation Act. 4. Approval of the soil percolation tests and septic system designs by the building inspector. 5. Payment of park dedication fees of$2100 prior to release of the final plat. 6. Execution of a private driveway agreement. 7. All lots must access County Road #50 via the driveway easement. 8. Investigate drainage concerns, including draintile, current conditions of ditch, and if cleanup is needed, to obtain proper permits prior to any work commencing. 9. 30' additional easement on Lot 3 until it meets Lot 2 for the private driveway, taking into consideration an existing septic system being in the easement. Moved by member John Bucher, seconded by member Ron Thomas. The following voted in favor of said resolution: Mayor Guenthner, Councilors Bucher, Gmach, Lindsley, and Thomas. The following voted against the same: None Whereupon said Resolution was declared carried. Dated this 13th day of January 2000.
