HomeMy WebLinkAboutResolution 2009-33 Final Plat ApprovalCITY OF CORCORAN RESOLUTION 2009-33 Motion By: Thomas Seconded By: Hudok A RESOLUTION APPROVING FINAL PLAT FOR BLAKE/GAIN ON PROPERTY LOCATED NORTH OF COUNTY ROAD 10 AND SOUTH OF COUNTRY ROAD 30 (PID 07-119-23-44-0012 AND 07-119-23-41-0002) WHEREAS, Cornelius and Beth Blake along with Edmund Cain Family Farms have requested approval of a final plat to allow subdivision of the existing 54.6-acre parcel into 2 lots on property legally described in Appendix A. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request by Cornelius and Beth Blake along with Edmund Cain Family Farms for a final plat and, FURTHER, that the following conditions be met prior to release of the final plat for recording with the County: 1. A final plat is approved to create 2 lots, in accordance with the revised plans received by the City on May 19, 2009, except as amended by this resolution. 2. Approval is contingent upon City Council approval of the preliminary plat. 3. The developer shall comply with all conditions of preliminary plat approval. 4. The final plat shall be revised to address all conditions of approval. 5. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic format. 6. A financial guarantee shall be provided to the City to ensure that monuments and wetland/shoreland buffer monument signs are installed as required per Section 960.050 of the City Code FURTHER, that the following conditions be met: 7. Park dedication requirements for Lot 1, Block 1 and Lot 1, Block 2 have been previously satisfied. No park dedication is due at this time. However, future subdivision of these parcels shall be subject to the park dedication policy in effect at the time. �. All permanent wetland buffer monument signs must be erected along the wetland buffer line as required by Section 1050.010, Subd. 7 of the City Code. The final locations must be inspected and approved by City staff. Resolution 2009-33 Page 2 9. Monuments shall be installed as required by the Subdivision Ordinance. A financial guarantee shall be required to ensure installation per city requirements 10. The applicant must file the final plat for Phase I at Hennepin County within 2 years of the date of approval or the approval shall expire. 11. The applicant shall provide the City with proof of recording the final plat and resolutions. ADOPTED by the City Council this 23rd day of July 2009.
