A RESOLUTION APPf�OVING A PRELIMINARY PLAT FOR THE LAZER PROPERTY
LQCATED W�ST OF CAIN ROAD AND NQRTH O� COUNTY ROAD 10 (PfD 15-119-

WHEREAS, the Estate of Louis Lazer has requested approval of a preliminary plaf to
allow subdivision of the existing 96-acre parcel inio 2 lots on property legaliy described
as follows:
That par� of the northeast quarter of Section 15, Townsh�p 119, Range 23,
Henn�pin County, fying south of the north 53 113 rods, as measured afi right
ar�gles #o the north line thereof, excep# that part descri�bed as follows:
The north 682,21 feet of the south 1403.50 f��t of tne east 777.45 feet of the
no�theast quar#er, Section 15, Townshi� 319, Range 23, Hennepin County,
Minnesota, as measur�d at right angles to the south and east line thereof.
WHER�AS, the Planning Commissian has reviewed the preliminary piat at a duEy cafled
Pubfic Nearing and recammends approvai, and;
NOW, THER�FQRE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF CORCORAN, MINNESOTA, that it should and h�reby does approWe the
request for a preliminary plaf, subject to fihe following canditions:
'� . A preliminary pfat is approv�d, in accordance with the plans received by #i�e C�ty on
June 16, 2009, except as amended by this resnlution.
2. The property is befr�g subdivided to settle tl�e estate of LauES S. Lazar and no new
development is proposed at this #ime. The proper#y is currently farmed.
3. Tt�e property currently has 4� building rights remaining. Two building rights will be
assigned to Lot 1 ar�d two buiiding rights will be assigned to �ot 2.
4. The properky will not be dev�laped at this time and, therefore, shafl be exempt from
wetland buffer monument signage requirements as per Resolufion 2009-19. Vllhen
d�velopment or future subdi�ision occurs on Lot 1 or Lot 2, the site shall be subject
to the wetland buffer monument signage requirements in pface at that time.
5. Lot mor�uments shafl be installed as required �y the SubdiWision Ordinance. A
financial guarantee shall be required to ensure installation per city requirements.
6. Park de�ication f�es shall �e cash in lieu of land for th� 2 new lots. Park dedication
shali be subject to park dedication fees in effect at the time of r�lease of the final plat
for recording.
