A RESO�UTION APPROVING F�NA� PLAT FOR THE LA2ER PROPERTY LOCATED
WEST O�' CAIN ROAD AND NORTH OF COUNTY ROAD 10 (PED 15-119-23-'l3-00�3)
WHEREAS, the Estate of Lauis Lazer has requested appraval of a preliminary plat to
ailaw subdivision nf the existing 96-acre parcei into 2 lats on property legally described
as follows:
That pa�t of the northeast quarter of Section �5, Township 919, Range 23,
Hennepin County, lying south of the north 53 1I3 rods, as measured at right
angles to the north line thereof, exce�t that part described as fallows:
The north 682.21 feet of the south 1403.50 feet of the east 777.45 feet of the
north�ast quarter, Section 15, Township 119, Range 23, Hennepin Caunty,
Minnesota, as measured at right ang�es to the south and east line thereof.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CfTY OF CORCORAN, M�NNESOTA, that it should and f�ereby does approve the
request for a fnal plat and,
FURTHER, that the following conditions be met prior to release of th� final plat for
recording with the Caunty:
A finaf plat is appro�ed to create 2 lots, �n accordance with tihe re�ised plans
received by the City on June 16, 2D09, except as amende� by this resolution.
2. Appro�al is contingent upon City Council appro�al of #he preliminary pfat.
3. The developer shall comply with all conditions of prefiminary piat approval.
4. The applica�t shall pravide the approved p�-eliminary and final plat drawings to
the City in an electronic format.
5. Park dedication fees shall be cash in lieu of land for the 2 new lots. Park
dedication shall be subject to park dedication fe�s in �ffect at the time of release
of the final plat for recarding.
FURTHER, t�at the fallowing conditions be met:
G. The applicant must file the final plat at Her�nepin Caunty within 2 years of the
date of approval or the approval shali expire.
7. L.at cor�er monuments shail be installed as requir�d by the Subdi�isian
Ordir�ance. A finar�cial guarantee shalf be required to ensure installation per city
requirements

8. The applicant shall provide t#�e City wi#h praof of recording the final plat and
resalutions.
