A RESOLUTION TO APPROVE A TOPOGRAPHY SURVEY EXEMPTION FOR PRC
LOCATED AT 23425 COUNTY ROAD 117 (PID 06- 119 -23 -11 -0006)
WHEREAS, the applicant has requested an exemption from the topographic survey at
delineation requirements for a preliminary plat as allowed in Section 930.020, Subd. 6
of the Corcoran Subdivision Ordinance and the survey requirements in 1070.0
Corcoran Zoning Ordinance for property legally described as follows:
Outlot A, Triden Ridge Estates
WHEREAS, the Corcoran City Council reviewed this item at their meeting on June

NOW THEREFORE BE IT RESOLVED that the Corcoran City Council apps
topographic survey exemption based on the following findings:
1. The 56.46 -acre property has 1 development right remaining. The property
single family home on the 56.46 -acre parcel and the property is currently fat-me
time there is no new construction proposed.
2. A wetland delineation shall be required with the preliminary plat. if there are WE
site, the applicant will need to provide wetland buffers, buffer setbacks a
monuments if required by Section 1050.020 of the City Code.
3. A topographic survey shall be provided prior to any new construction for
immediately surrounding any proposed construction,
4. The existing use is consistent with the City's Comprehensive Land Use Plan,
5. The use is generally consistent with the Zoning Ordinance and Subdivision Ordi
