A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR SHANE FUNF)
NEW ACCESSORY BUILDING AT 22730 WAGON WHEEL LANE (PID 32- 119 -23-
WHEREAS, Shane Funfar has requested approval of a conditional use permit to allow
accessory building that exceeds the maximum sidewall height on the existing lot legall
described as follows:
East 505 Feet of West 1 155 Feet of Noah 365 Feet of Southeast 1/4 of Southv

WHEREAS, the Planning Commission has reviewed the conditional use permit a c
Public Hearing and recommends approval, and;
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CORCORAN, MINNESOTA, that it should and hereby does approve the requ
conditional use permit, subject to the following conditions:
1. A conditional use permit is approved to allow an accessory building, in accordanc
application received by the City on April 19, 2013, except as amended by this resol
2. The conditional use permit standards, outlined in Section 1030.020, Subd. 5(D) I^
met. Specifically:
a. The proposed use is in conformance with all other city regulations. The side
exceeds the maximum height allowed in the front yard, but complies
requirement that the accessory building height be less than that of the principal
b. The location of the existing home near the rear of the lot makes it very difficult

a. The applicant must provide material cut sheets to ensure that the propose
siding complies with the standards in City Code Section 1060.050, Subd. 1.D.
4. The accessory building is for personal use. No commercial or business use is allc
5. No residential living unit is allowed in the accessory building.
6. A building permit is required prior to beginning construction.
7. Prior to issuance of the building permit, the applicant /landowner must:
a. Submit a revised survey showing the new landscaping and driveway from the
building to the current driveway. The plans must show landscape details.
b. Record the approving resolution at Hennepin County and provide proof of reco
the City.
c. The applicant must comply with all conditions in the Metro West Inspections
memo dated May 1, 2013.
d. Electronic files of the plans shall be submitted to the City in AutoCAD format.
e. Submit a financial guarantee for the proposed work as outlined in Section
Subd. 9 of the Zoning Ordinance.
8. Approval shall expire within one year of the date of approval unless the
commences the authorized use and completes the required improvements.
